Although some remodeling projects DO create new space in your home, they wouldn’t qualify as new construction. Your project is still considered remodeling if it uses the original foundation or framing elements of the house.

How do I choose between remodeling and new construction?

As you weigh your options, take the time to talk through the following questions with your family and your contractor. These questions will raise essential discussion points and bring more clarity to the project.

Will you be living in the home or selling it when the project is completed?

This is the most important question that you’ll need to answer, and it will inform every aspect of your project.

If you’re planning to live in the remodeled home, you’ll want to frame the project in terms of the potential impact on your quality of life. Evaluate your current lifestyle and try to identify opportunities for functional improvements. For example, if you’re constantly bumping into people in the kitchen, you might want to consider updating the room to an open concept design.

If you’re considering remodeling and flipping a fixer-upper or investing in new construction, you’ll want to frame the project in terms of return-on-investment (ROI). In the highly competitive real estate market of Los Angeles, there are plenty of opportunities to turn a profit. What is your total budget for the project?

Before beginning construction, consider the short and long term costs of the project. With new construction, the initial costs might be higher. You’ll need to purchase the land, building materials, government permits, and secure the help of builders, architects, and general contractors. Although costs can be higher, project estimates for new construction are usually more accurate than remodeling project quotes.

The upfront costs of remodeling tend to be lower than new construction because the scope of work is more limited. However, the long term cost of renovation may be significantly higher than expected, and in some cases, it can exceed the cost of new construction. This is because there is more significant variability in remodeling projects. For example, you might tear down a wall and discover structural issues or problems with the electrical wiring.
